Sound familiar?

Compliance dates don't chase you. They ambush you.

One property is manageable. Three properties with different tenancy start dates, different boilers and different certificate renewals? That's how things get missed.

📋

The CP12 creep

Gas Safety certificates renew annually — but every property renews on a different date, and the engineer who "always reminds you" just retired. Miss it and you're uninsured and non-compliant.

The five-year EICR

An EICR lasts up to five years. Five years is exactly long enough to forget which property was done when — and which electrician has the paperwork.

🔧

The mid-tenancy breakdown

The boiler dies on a Friday night. The engineer asks for the service history and model number. It's in an email. Somewhere. From 2023.

How it works

Stick it. Scan it. Sorted.

Each boiler, fuse board and appliance gets a QR sticker. Behind it: every document that matters, organised by property.

1

Stick a QR code on it

Boiler, consumer unit, smoke alarms, white goods. We post you durable stickers — first pack free.

2

Upload the paperwork

Gas Safety certificate, EICR, manuals, service invoices. Photograph it or upload the PDF — 30 seconds per item.

3

Get reminded before it expires

Email reminders 30 and 7 days out. Renew, upload the new certificate, done for another year.

4

Anyone who needs it, scans it

Your engineer scans the boiler tag and sees the service history. No phone calls, no digging through emails.

The honest comparison

Better than the spreadsheet you keep meaning to update

Most landlords run compliance from a spreadsheet, a filing cabinet, or memory. Here's how that stacks up.

A note on the rules: as of July 2026, landlords in England need a Gas Safety check every 12 months (CP12) and an electrical safety report (EICR) at least every 5 years, plus working smoke and carbon monoxide alarms. Requirements differ in Scotland, Wales and Northern Ireland, and they change — always check the current rules on gov.uk. JustTaggit reminds you of your dates; it doesn't replace legal or professional advice.

Questions landlords ask

Frequently asked questions

Do my tenants or engineers need to download an app?

No. Scanning a JustTaggit QR code opens a normal web page in any phone's camera. You control what a scanner sees — an engineer can see the boiler's service history without seeing your other properties.

Can I manage more than one property?

Yes — properties are the organising unit. Each property holds its own items, certificates and reminder dates. Landlord and Portfolio plans cover multiple and unlimited properties.

What happens when I sell a property?

You can transfer the whole property record — every tag, manual, certificate and service history — to the new owner. It's a genuine selling point: a documented property is an easier sale.

Can my letting agent use it too?

Anyone you share access with can view and update records. Agents can scan on inspection visits, and the paper trail stays with the property rather than in one person's inbox.

What does it cost?

You can start free. Landlord and Portfolio plans add more properties, higher item limits and priority support — and your first sticker pack is free, with refills at £3.99 flat.

Your next renewal date is already ticking.

Set up your first property tonight. When the reminder lands in your inbox next year, you'll wonder how you managed without it.
